🌟OUR HMO ROOM CHECKLIST 🌟
Our HMO room checklist varies depending on the spec and customer avatar, but the minimum “spec” includes the following items.
🔸Double or Small Double (4ft) bed depending on room sizes.
🔸Good quality mattress and a mattress protector
🔸2 bedside tables where possible or at least one. If space doesn’t allow for any we put small floating shelves.
🔸2 bedside lamps or at least one.
🔸Minimum one chest of drawers
🔸Double wardrobe
🔸Desk, chair, desk lamp
🔸Wall art
🔸Ceiling lamp
🔸Blinds or Curtains( I like horizontal blinds in HMOs)
🔸Radiator Airer for non- en-suite rooms ( for drying a towel)
⭐️⭐️Now, VERY important⭐️⭐️, the TOP SECRET “ingredient”.... ready for a big reveal?.... drum roll....Mirrors. Yes, mirrors! Attention guys who are new to HMO investing 😊 Us, girls, need mirrors 😊Otherwise how are we going to know that we have nothing to wear after trying on 68 outfits before going out?🤷♀️🤷♀️🤷♀️ I see so many adverts or “before and after “ where there are no mirrors in the room. One full length and one landscape is a bonus, but at least one mirror is compulsory, so much so that I want this to become a law😊
Anything else is an added bonus. If the space allows we can put a nice reading chair, small settee, extra shelves or wall clock, shoe rack, book shelve. We don’t provide TV in our rooms as most of our tenants bring their own.
